Urgent FHA Loan Change: H-1B, L-1, and EAD Holders

Starting May 25, 2025, the Federal Housing Administration (FHA) will no longer allow non-permanent residentsto use FHA loans. Here’s what that means:

  • If you’re on an H-1B, L-1, or another temporary visa, you will no longer be eligible for an FHA-backed mortgage.

  • If you’re using an EAD (Employment Authorization Document) to qualify for an FHA loan, you’ll also lose access.

  • FHA loans assigned after May 25, 2025, will follow this new rule, closing off a key financing option for many buyers.

Who Will Be Affected?

This change impacts anyone who does not have permanent resident status but was planning to buy a home using an FHA loan. This includes:

✔️ H-1B and L-1 visa holders who don’t have a Green Card yet.
✔️ EAD holders who qualify for loans using their employment authorization.
✔️ Anyone considering an FHA loan but not yet under contract.

How Can You Still Qualify?

Here’s the good news: If you act before May 25, 2025, you can still use an FHA loan!

✅ If you get under contract and your lender orders an FHA case number before May 25, you’re protected!
✅ Your loan can still close after the deadline as long as the FHA case number was assigned before the cutoff.
